The former Sanctuary bistro and coffee house on Toton Lane in Stapleford is to go under the hammer this month with a guide price of £200,000.

The commercial property will appear in the next online live-streamed auction to be held by SDL Property Auctions, part of Eddisons, on 17 December.

The two-storey landmark property in the centre of the town, which has previously been home to a licensed 60-seat restaurant and a hairdressers, is said by auctioneers to be suitable for a range of potential new uses, subject to planning consent.

Andrew Parker, partner and auctioneer at SDL Property Auctions, said: “The property had always been a really popular venue and not only is it a great investment opportunity, but it would be brilliant to see it gain a new lease of life so that it can be an asset to Stapleford once again.”

He added: “The ground floor offers a turnkey solution for a café or restaurant business, with a fully equipped commercial kitchen as well as front of house counter and room for 50-60 people. Upstairs there is a self-contained studio which would also be really well suited to a number of different businesses, such as a hairdressers, offices or consultancy rooms.”

He added: “Stapleford is an up and coming small town in a great location between Nottingham and Derby, and with a good mix of national and independent retailers. The town recently received a £21m injection of Government regeneration funding which has been a real boost to the community.”

Auctioneers say the property has been particularly well maintained and has a projected letting income of £24,000 per year.
